Long Bay is no longer the next big thing. It is simply one of the island's best places to own land.
Set on Flame Tree Circle, this one third acre homesite is a short walk or a two minute drive from Long Bay Beach, with ocean views from the ridge and easy access to kiteboarding, South Bank and everything that makes this part of the island so appealing.
For buyers who have been waiting for the right parcel to come along, it is a rare combination of size, location and value. It is the third of three adjoining homesites and, at 0.33 acres, the largest of them. Build a home that is entirely your own, create a vacation rental in one of the island's most established tourism markets, or simply secure well positioned land in a neighbourhood that has already proven where it is heading.
A third of an acre, set back from the road
This is Lot 3 redrawn to scale from the subdivision plan. The plan carries grid coordinates, so the dimensions can be measured from it: the lot comes to about 87 feet by 167 feet, against the plan's own figure of 0.33 acres. It sits behind Lots 1 and 2, away from the traffic on Flame Tree Circle, with its long east side facing toward Long Bay and a 20 foot access easement running to the road along the edge of the neighbouring lots.
Press the button below the plan to see all three homesites together. Combined they make 0.97 acres, with 161 feet on Flame Tree Circle and about 258 feet of depth toward the beach.

Redrawn to scale from the subdivision plan for Lots 1, 2 and 3, using the grid coordinates printed on it. Dimensions are measured from that plan rather than taken from a survey schedule, so treat them as close approximations; the lot areas they give agree with the plan's own figures of 0.32, 0.32 and 0.33 acres. Corner marks R12300, 1099, PH8199, 1100 and R12301 are as shown on the plan, and the easement is drawn where the plan shows it. North is the plan's grid north. This is not a survey document.
Long Bay has reached a turning point
What was once a quiet corner of Provo has steadily evolved into one of the island's most desirable places to build, as improved infrastructure, exceptional new homes and an unmistakable beach lifestyle have transformed the area.
Long Bay runs along the eastern end of Providenciales, facing the shallow turquoise water of the Caicos Banks, with Grace Bay on the opposite shore about six minutes away by road.

Two minutes to the sand
From Flame Tree Circle it is 1.2 km to Long Bay Beach by way of Lignumvitae Drive, about two minutes by car. It is the kind of place where keeping a golf cart at home simply makes sense, whether you are heading to the beach for a morning on the water or meeting friends nearby.
The shallow water off Long Bay is what draws the kiteboarders, and with South Bank close by, this side of the island has a beach life of its own. The beach photographs in the gallery were all taken on Long Bay.

Where it is heading is already visible
The aerial photographs tell the story plainly. Finished villas with pools sit around the three homesites, and new homes are going up on the plots nearby, so the standard and the scale of the neighbourhood are already set.
It stays residential and quiet, while Grace Bay's restaurants, shops and services are 3.5 km away by road.

All three, side by side
Buyers also have the option to acquire all three adjacent homesites. Together they make 0.97 acres with 161 feet on Flame Tree Circle, which opens up an exceptional opportunity for a set of villas or a private family estate.
Or take Lot 3 on its own, at the back of the three and the largest of them, for a single home with the neighbouring lots between you and the road.

Where the sun comes up, measured
The ocean views here look toward Long Bay, and the subdivision plan puts a number on the outlook: the east boundary of Lot 3 runs at 211 degrees, so its long side faces out at about 121 degrees, east south east. Across the year the sun rises between 64 degrees in June and 115 degrees in December, a 51 degree arc across that outlook. The times move with it, from just before six in early November to just before seven in mid March, on the morning the clocks go forward.
Fifty-one degrees of sunrise
Sunrise bearings calculated for this latitude, set against the east boundary bearing taken from the subdivision plan. In June the sun comes up at 64 degrees, well north of east. At the equinoxes it rises due east. In December it swings round to 115 degrees, almost square to the east boundary through the winter months. For a house that has not been designed yet this is one of the most useful numbers on the page, because it tells your architect where the bedrooms, the morning terrace and the pool want to be.

The brief this site writes for you
Before you commission anything, these are the constraints and opportunities a designer will work from. The subdivision plan is ready to send, so you can start the conversation with real material rather than assumptions.

On the Long Bay side of the island's east end. Long Bay Beach is 1.2 km away by road, about two minutes by car, and Grace Bay is about six minutes and 3.5 km away, so the island's restaurants, shops and services are within easy reach while the neighbourhood itself stays residential.

The numbers
Calculated from the asking price and the 0.33 acres stated on the MLS, with the Government duty band that applies to a purchase at this level on Providenciales.
The Turks and Caicos has no annual property tax, no income tax and no capital gains tax, so stamp duty and closing costs are paid once and that is the end of it. Run the full figure for this homesite before you make an offer.

What buyers ask
Can I buy all three homesites?
Yes. All three adjoining homesites are available, and together they make 0.97 acres with about 161 feet on Flame Tree Circle. That is room for a set of villas or a private family estate. Ask me for the terms on the three together.
How is Lot 3 reached from the road?
Lot 3 sits behind Lots 1 and 2. The subdivision plan shows a 20 foot access easement along the edge of those two lots, running from Flame Tree Circle to Lot 3. Your attorney will confirm the easement on title as part of the usual searches.
How far is the beach?
Long Bay Beach is 1.2 km by road, along Flame Tree Circle and Lignumvitae Drive, which is about two minutes by car. It is close enough that a golf cart at home simply makes sense.
What are the dimensions?
The lot is 0.33 acres, about 14,375 square feet. Measured from the subdivision plan it is about 87 feet by 167 feet, with its long east side facing toward Long Bay. The corner marks are R12300, 1099, PH8199, 1100 and R12301. I can send the plan, and your surveyor will confirm the figures before you build.
Could I build a vacation rental here?
The MLS lists the homesite as residential and unzoned vacant land, and Long Bay sits in one of the island's most established tourism markets. As with any build, the design needs planning approval, and your architect will take you through that process.
Can a foreign buyer own this outright?
Yes. There are generally no restrictions on foreign ownership in the Turks and Caicos. Title is held by an individual or by a Turks and Caicos limited liability company, and plenty of overseas buyers use the company route. Your attorney will advise which suits your circumstances.
What will it cost to buy, beyond the price?
Buyers pay stamp duty plus legal and registration costs. At this price point on Providenciales the stamp duty rate is 8%, payable within 30 days of the transfer being executed. The closing cost calculator gives you the full figure before you make an offer.
